Typically 3–5 weeks for a straightforward purchase. Pre-approval can be returned in 48–72 hours, valuation in 3–5 business days, and DLD transfer in 10–14 days. Buyout transactions or non-resident applications may add 3–7 days.

Can I finance an off-plan villa in Dubai?

Yes. Most UAE lenders offer handover finance, where you pay construction milestones in cash and switch to a mortgage at completion. LTVs at handover are usually higher than during construction. Some developers also offer their own payment plans.

What is the difference between pre-approval and final approval?

Pre-approval is a conditional commitment based on your income and credit profile. Final approval is issued after the lender reviews the actual property valuation, title search, and final documentation. Pre-approval strengthens your offer; final approval triggers drawdown.

Do non-residents pay higher rates or fees?

Rates are usually similar, but LTVs are tighter (typically 60% versus 70–80% for residents). Some lenders charge a modest processing fee for overseas income verification. Currency risk is the bigger variable if your income is in GBP or EUR and the mortgage is in AED.

What fees should I budget beyond the mortgage itself?

Model DLD transfer fees, mortgage registration, valuation, trustee fees, and service charges. On AED 10M+ villas, these can total 4–6% of the property value. Your broker should provide a full cash-flow model before you sign the MOU.
