Everything you need to gather before applying. Separate lists for residents, non-residents, and self-employed buyers.
UAE Residents
Identity & Residency
Proof of who you are and your legal status in the UAE
- Valid Passport (copy)
- Valid UAE Residence Visa
- Emirates ID (copy)
- Proof of Address (utility bill, tenancy contract)Dated within last 3 months
Income & Employment
Evidence of stable income and employment status
- Salary Certificate / Employment LetterAddressed to the bank
- Last 3–6 months bank statementsPersonal account showing salary credits
- Last 3 months payslips
- Trade License (if self-employed)Copy with valid expiry(if applicable)

Credit & Financial
Creditworthiness and existing financial obligations
- Al Etihad Credit Bureau (AECB) reportCan be requested by the bank
- Existing loan statementsCar loans, personal loans, other mortgages(if applicable)
- Credit card statementsLast 3 months(if applicable)
Property Documents
Documents related to the property being purchased
- Signed MOU / Form FSales agreement between buyer and seller
- Property valuation reportOrdered by the bank after application
- Title deed (if resale)
- NOC from developer (if applicable)Required for some off-plan and leasehold(if applicable)
Non-Residents
Non-residents need more comprehensive documentation to prove financial stability.
Identity & Address
Proof of identity and home country address
- Valid Passport (copy)
- Proof of Address in home countryUtility bill or bank statement, last 3 months
- Proof of Address in Dubai (if available)Hotel booking or tenancy contract(if applicable)
Income & Employment
Comprehensive income verification for overseas buyers
- Last 6 months personal bank statementsMust show regular income deposits
- Last 6 months company bank statements (if self-employed)
- Employment letter / Salary certificateAddressed to the bank, stating position and salary
- Last 3 months payslips
- Audited financial statements (if self-employed)Last 2 years

Credit & Financial
International credit and financial standing
