    How quickly will Luxury Villa Mortgages reply?
    WhatsApp replies typically arrive within the hour during UAE business hours (Sun–Thu 09:00–18:00 GST). Email enquiries are answered within one working day. Pre-approvals are returned in 48–72 hours.
    Is there a cost for an initial consultation?
    No. Initial enquiries, indicative terms and lender shortlisting are provided without charge. Our fee is paid by the lender on completion, so there is no out-of-pocket cost for our advisory work.
    What information should I include in my first message?
    Five fields: the property (community, off-plan or secondary), target purchase price, your residency status (UAE / GCC / overseas), source and approximate level of income, and your preferred timing. That is enough for us to map lenders.
    Do you work with non-resident and international buyers?
    Yes. A significant share of our pipeline is non-resident buyers from the UK, EU, India and the GCC. We handle overseas income verification, multi-currency facilities and remote signing where the lender allows.
    Is my information kept confidential?
    Yes. Discretion is foundational to our practice. We do not publish client names, deal sizes or property addresses. Information is shared with lenders only after you authorise it.
